Job Description

The Building Manager for Oasis Tower is responsible for the daily management, maintenance, and compliance of all residential assets and operations within the building. Working under the Rhodes Central BMC Manager, you will ensure service delivery, resident satisfaction, and high standards in safety, cleanliness, and building functionality.

About the Role:

Residential Asset Management

  • Monitor BMS for building systems and respond to alerts
  • Oversee intercom and CCTV systems across all residential zones.
  • Manage lighting in lobbies, hallways, and plant rooms.
  • Monitor carpark for lighting, cleanliness, and breach reports.
  • Supervise the fire system per floor and ensure AFSS compliance.
  • Inspect and maintain fire stairs and lighting
  • Monitor all lifts and lift phones; report on maintenance and cleanliness.
  •  Manage mechanical air systems (AC, rangehoods) via BMS.

Common Area Presentation & Maintenance

  • Maintain cleanliness and condition of lobbies, glass doors, outdoor communal and roof terrace areas.
  •  Inspect and maintain façade planters and internal gardens.
  •  Schedule and monitor bulk waste removal.
  •  Supervise garbage chute rooms and residential garbage rooms (B4).

Resident and Stakeholder Communication

  • Engage with residents and Strata Committee to address maintenance concerns and building issues.
  •  Communicate updates or disruptions clearly and promptly.
  • Provide weekly reports and updates to the Rhodes Central BMC Manager.

Compliance & Contractor Management

  • Ensure compliance with Strata and building regulations.
  •  Supervise contractors including cleaners, pest control, and essential services.
  • Log and track breaches and enforce building by-laws.

 

 

Desired Skills and Experience

About You:

  • Minimum 3 years’ experience in building or facilities management
  • Knowledge of residential strata operations.
  • Strong communication and organisational skills.
  • Experience working with BMS, CCTV, fire, and mechanical systems.
  • Familiarity with WHS requirements and contractor supervision.

 

About You:

  • As an employee of Structure Building Management, you will have strong written and verbal communication skills and be able to follow guidelines and procedures in place.
  • You will be confident to work autonomously and be able to follow up on all tasks in a timely manner.
  • You will be highly motivated with a strong sense of commitment to customer service.
  • You may have customer-facing work experience such as hospitality, retail, real estate or management. Experience is not essential – we believe in providing all the resources to help you become a successful, long-term building manager.

 

Working Conditions:

  • Site-based role within Rhodes Central.
  • Monday–Friday availability, with flexibility for after-hours emergencies if required.
  • Support provided by BMC Manager, Regional Manager and Structure Head Office.
